Purchase price and German state

Enter the agreed property purchase price and select a German state. The displayed regional commission rates are non-binding planning values. Your actual brokerage agreement remains decisive.

Gross, net, and VAT

The calculator treats the regional rate as a gross share per party. Total commission is the sum of buyer and seller shares. Net commission and 19% VAT are extracted from that gross amount.

Sharing commission on a purchase

The model displays an equal split. When a consumer buys an apartment or single-family home, section 656d of the German Civil Code generally permits charging the other party only when the instructing party pays at least the same share. Internal and external commission arrangements can differ by contract.

Example and limitations

At a €400,000 purchase price and a 3.57% gross share per party, total commission is €28,560, modelled as €14,280 each for buyer and seller. Rentals, commercial property, land, tax treatment, and different contracts are excluded. The rule position was checked on 28 July 2026 against section 656d BGB.

Frequently Asked Questions

How is realtor commission calculated?
The calculator multiplies the purchase price by the regional gross planning rate per party and adds buyer and seller shares. Net commission and VAT are extracted from the gross amount.
Who pays commission on a property purchase?
That depends on the instruction and agreement. For certain consumer purchases of apartments and single-family homes, German law limits how one party may be charged. The calculator shows an equal split for comparison.
Is VAT included?
Yes. Regional planning rates are treated as gross rates. The result separately shows net commission and the 19% VAT included in the gross amount.
Can commission be freely negotiated?
The amount is generally negotiable, but statutory rules can restrict how the cost is shared. The regional rates shown here are therefore non-binding planning values.
What about rentals or commercial property?
This calculator targets a residential property purchase. Rentals, commercial property, undeveloped land, and other special cases can follow different rules and are not modelled.
Which rule date applies?
The sharing rule, VAT, and centrally maintained planning values were checked on 28 July 2026. Current law and your agreement remain decisive.
