German Property Tax Calculator

Calculate property tax value × tax base rate × municipal multiplier

€
Use the value from the tax office's property-tax-value notice.
‰
Use the tax-base notice; the default is federal-model planning only.
%
Use your municipality's current rate; the default is only an example.

Use values from notices and the municipality

Copy the property tax value and tax base rate from the tax-office notices where possible. Your municipality publishes the current assessment multiplier. Defaults are federal-model planning values, not facts about your property.

German property-tax formula

Property tax value × tax base rate in per mille gives the tax base amount. That amount × municipal multiplier in percent gives annual property tax. Example: EUR 150,000 × 0.31‰ × 400% = EUR 186 per year.

Federal model and state models

The form can multiply any established property value, base rate, and multiplier, but it does not determine the property value itself. Bavaria, Baden-Württemberg, Hesse, Hamburg, Lower Saxony, and Saxony use differing models or values.

Legal and data reference

The planning defaults refer to reformed property tax from 2025 and the centrally stored Federal Ministry of Finance orientation. Valuation, notices, municipal multipliers, and official rounding can change the amount; official notices take priority.
