The model applies the extra payment after every twelve monthly payments.

Purchase price, equity, and loan principal

The calculator subtracts your equity or down payment from the purchase price. The remainder is the modeled loan principal. The monthly payment is level: interest takes a larger share at the beginning, while more of each later payment reduces principal as the balance falls.

How to compare mortgage scenarios

  1. Select a currency and enter the purchase price and equity.
  2. Add the annual interest rate and planned total amortization term.
  3. Set a fixed-rate period no longer than the total term.
  4. Enter a possible annual extra payment and calculate the scenario.

Example: look beyond the monthly payment

A 400,000 purchase with 80,000 of equity leaves a 320,000 loan. At 4% annual interest over 30 years, the scheduled payment is about 1,528 per month. After ten years without extra payments, roughly 252,000 remains. That balance matters when you test a renewal or refinancing rate.

Fixed-rate period and total term are different

The total term determines the initial scheduled payment. The fixed-rate period only determines when the calculator reports a remaining balance. The model keeps the entered rate unchanged until payoff. Check actual renewal rates, contractual prepayment limits, closing costs, fees, taxes, and insurance separately.

Frequently Asked Questions

How is the monthly mortgage payment calculated?
The calculator first subtracts equity from the purchase price to find the loan principal. It then uses the entered rate and total term to calculate a level principal-and-interest payment.
How does more equity affect the result?
More equity reduces the loan principal for the same purchase price. In this model, that lowers both the monthly payment and interest cost.
What is the balance after the fixed-rate period?
It is the principal still owed after scheduled monthly payments and entered extra payments through the end of that period. That balance may need to be refinanced or renewed.
Are closing costs included?
No. The calculator only subtracts the entered equity from the purchase price. Add financed costs to the purchase price or budget non-financed costs separately.
What happens when I enter an extra payment?
The model applies the annual extra payment after every twelve monthly payments. The scheduled monthly payment stays unchanged, so the projected payoff can become shorter.
Why is the entered rate not a financing offer?
The rate is only a scenario input. Lenders also consider credit, loan-to-value, collateral, the property, fees, and current product terms.
