Down payment and LTV

Loan amount equals purchase price minus down payment. Loan-to-value divides that loan by the original property value. At 80% or less, this model does not apply borrower-paid PMI.

Use the premium from your quote

Monthly PMI is loan amount times the annual premium rate divided by twelve. Credit profile, loan type, and insurer determine the actual rate, so use a quoted rate whenever possible.

Possible cancellation point

The calculator simulates a 30-year amortization schedule until the federal borrower-request threshold. This is not a guaranteed end date: payment history, value basis, loan type, and other conditions still apply.

Not the same as FHA MIP

FHA mortgage insurance, lender-paid PMI, and other programs follow different premium and termination rules. This result is only a planning estimate for conventional borrower-paid PMI.

Frequently Asked Questions

When do I need PMI?
On a conventional U.S. loan, a lender may require borrower-paid PMI when starting LTV is above 80%.
How is the PMI premium estimated?
Loan amount times the annual PMI rate divided by twelve gives the monthly estimate.
How does my down payment affect cost?
A larger down payment reduces both loan amount and LTV and may reduce or avoid PMI.
When can PMI end?
A borrower request may be possible at a federal LTV threshold if all conditions are met; loan terms and payment history remain decisive.
Is FHA mortgage insurance the same?
No. FHA MIP has different premium and termination rules.
Why can the lender quote differ?
Credit profile, insurer, loan type, valuation, and contract terms affect rate and duration.
